Vacation Rental Policies

Upon Making A Reservation

You will receive an electronic document, asking that you confirm your understanding of S.F. Shannon’s payment and cancellation schedule, policies and expectations. Here’s what it says:

Renter Requirements

For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest’s invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest’s invitees.

Payment Schedule

Guests reserving via Airbnb’s platform are subject to Airbnb’s payment schedule. For all other guests:

Upon booking more than 7 days in advance, a $50 down payment is required to hold your reservation. The remainder of the balance will be charged 7 days before your arrival. Upon booking less than 7 days in advance, you will be charged your rental payment in full. Contact us if you want to schedule weekly or monthly payments for your stay.

In lieu of a security deposit, a $49 automatic damage waiver is included in your total.

Automatic Damage Waiver

The automatic damage waiver is non-refundable and will cover reported accidental or inadvertent damages. By signing this document, you agree to promptly report any accidental or inadvertent damages to SF Shannon within 24 hours.

The automatic damage waiver becomes void upon your departure. By signing this document you understand that any unreported damage found by SF Shannon upon your departure will become your sole responsibility.

Intentional damage, theft or gross negligence is not covered, and will result in additional charges.

Expections

By signing this agreement, you and all others in your party agree to leave your apartment or the Center on Vandeventer in Move-In Condition upon your departure. This includes:

  • Vacating with normal cleaning and laundry. It’s not necessary to strip the bed
  • Washing and putting away all dishes, pots and pans
  • Removing all perishable and opened packages of food from the refrigerator, freezer and cupboards
  • Removing trash and recycling
  • Leaving all furnishings in (or returned to) their original location
  • Keeping appliances clean
  • Returning all keys, remote controls and garage door openers

By signing this agreement, you and all others in your party understand that failure to adhere to these expectations will result in additional charges. By signing this agreement, you understand that “excessive cleaning” is billed at the rate of $40 per hour.

Upon Arrival

If there are concerns or issues, please immediately contact us. The main office phone numbers is included in your check-in instructions and at sfshannon.com. If there is no answer, leave a message, or call the emergency number (if your call is an emergency). We will respond as soon as we can.

Emergencies / Maintenance

In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact us at 314-367-1106. If it is after office hours, we will make every effort to return your call as soon as possible.

Arrival Time

Check in any time after 4 PM. An early arrival may be arranged, pending other reservations and the housekeeping schedule. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before the scheduled check-in time.

Departure Time

Check out is at 11 AM. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. A late departure may be arranged, pending other reservations and the housekeeping schedule.

Cancellation Policy

If you must cancel your reservation, we hope you’ll come back! The cancellation schedule is as follows:

  • Full refund with 8 days or more notice
  • Within 7 days of arrival, cancellations are subject to a $50 processing fee
  • Guests who cancel within 48 hours of their arrival date are subject to a $100 processing fee
  • Mid-stay cancellations: With 48 hours’ notice, SF Shannon will refund unused days

Number of Guests

Unregistered overnight guests are not permitted. Parties, receptions, or gatherings of any number of guests in addition to registered guests are not permitted without the written consent of an authorized representative of S.F. Shannon.

Linens and Towels

Towels, sheets and linens are not meant for outside use.

Smoking

Smoking is not allowed in any {companies.name} apartments, guest accommodations, or anywhere else on the premises of any apartment buildings. If there is any tobacco smell or evidence of tobacco use after your departure, you will be charged a cleaning fee. The “excessive cleaning” fee is $40 per hour.

SF Shannon’s no-smoking policy is just over 10 years old. The company is more than 50 years old, and some year-round residents have been with SF Shannon that long! If these residents are smokers, we have not and will not ask them to move, provided they do not smoke in their apartments or anywhere else in the building, including public hallways, lobbies, and fire escapes. Violators of this policy are kindly asked to move.

Oil lamps and incense are not permitted due to their long-lasting odor. If these policies are violated, you understand that there may be a charge for excessive cleaning.

Plumbing

Do not put any feminine products in the toilet. Please do not pour grease or food down the drain.

Security & Safety Risks

When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. SF Shannon Real Estate Management LLC does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard except citronella candles in buckets outside, or supplied emergency candles in case of power outage.

Parking: Violations & Precautions

SF Shannon is not responsible for any parking citations received resulting from failure to adhere to posted signs, parking illegally, or failure to pay for a meter.

SF Shannon cannot guarantee the security and safety of any personal possessions left in your vehicle, or the safety and security of the vehicle itself. In every U.S. city, car break-ins can be a problem. Minimize the risk by leaving no possessions inside your vehicle. If you must leave possessions in your vehicle, leave nothing whatsoever exposed to view.

Apartment Change Requests

Each SF Shannon apartment is unique. Should you be in an existing SF Shannon apartment and desire to extend your reservation at another SF Shannon apartment, the following provisions are designed to ensure your happiness:

  • Review each listing carefully. On the SF Shannon website you will find video walk-throughs of almost every apartment (at this writing there is not yet a video of the Bennett). If you’re in St. Louis, walk around the “new” neighborhood, to ensure you will be happy living there.
  • If you still want to move to another SF Shannon apartment: We will cancel your existing reservation in accordance with the cancellation policy listed above. You are welcome to reserve the apartment to which you are moving.
  • If you move from one SF Shannon apartment to another SF Shannon apartment, and then decide that you are not happy with the new apartment: Your reservation is subject to the cancellation policy.

Indemnification & Hold Harmless

While S.F. Shannon strives to maintain all of its managed properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. {companies.name} and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents.

S.F. Shannon and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify {companies.name} and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.

At the bottom of your contract:

You will see the “Grand Total” you are paying to SF Shannon for your stay. This amount does not reflect any service fee paid to a third-party booking agent, such as Airbnb or VRBO. You will always find lowest pricing by booking direct.
