Upon Making A Reservation

Creation of a reservation indicates acceptance of this document. Please read it carefully.

We are grateful and delighted that you have chosen an SF Shannon apartment as your St. Louis home. We hope you are reading this. If so, you might be asking:

WHAT’S THIS?

These are SF Shannon’s House Rules – specifically, these are our detailed policies regarding expectations, payment and cancellation.

Yes, we know! While “House Rules” (or rental agreements) have been common for resort homes for years, it’s unusual to see them in urban vacation rental markets. We love having House Rules written in plain English. Please let us know if we can make them plainer!

Renter Requirements

For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest’s invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest’s invitees. 

Payment Schedule

If you made your reservation through Airbnb, your payment schedule conforms to Airbnb’s payment policies.

Upon booking more than 7 days in advance, a $50 down payment is required to hold your reservation. The remainder of the balance will be charged 7 days before your arrival. Upon booking less than 7 days in advance, you will be charged your rental payment in full. Contact us if you want to schedule weekly or monthly payments for your stay.

Expectations

Before you check out, please do the following:

  • Wash and put away all dishes, pots and pans.
  • Keep appliances clean.
  • Remove all perishable and opened packages of food from the refrigerator, freezer and cupboards.
  • No need to strip the bed. Yay!
  • Put all used towels and linens in the laundry hamper.
  • Remove all trash and recycling (the back of the laminated card in your apartment tells you where it goes).
  • Leave or return all furnishings in their original location.
  • Leave all keys, remote controls and garage door openers in the apartment (the kitchen table is a good place for these).

Failure to adhere to these expectations could result in additional charges. Intentional damage, theft or gross negligence will result in additional charges. “Excessive cleaning” will be documented by SF Shannon, and billed at the rate of $40 per hour.

Upon Arrival

If there are concerns or issues, please immediately contact us. The main office phone number is included in your check-in instructions and at sfshannon.com. If there is no answer, leave a message, or call the emergency number (if your call is an emergency). We will respond as soon as we can.

Emergencies / Maintenance

In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact us at 314-367-1106. If it is after office hours we will make every effort to return your call as soon as possible.

Arrival Time

Check in is at 4 PM. An early arrival may be arranged, pending other reservations and the housekeeping schedule. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before the scheduled check-in time.

Departure Time

Check out is at 11 AM. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. If you are checking out before 11 AM, we deeply appreciate you letting us know!

A late departure may be arranged, pending other reservations and the housekeeping schedule.

Cancellation Policy

If you must cancel your reservation, we hope you’ll come back! The cancellation schedule is as follows:

  • Full refund with 8 days or more notice
  • Within 7 days of arrival, cancellations are subject to a $50 processing fee
  • Guests who cancel within 48 hours of their arrival date are subject to a $100 processing fee
  • Mid-stay cancellations: With 48 hours’ notice, SF Shannon will refund unused days

Cancellations on the Airbnb Platform

Cancellations are automated through Airbnb. Short-term reservations are covered under the Flexible policy. Long-term reservations will be subject to the Firm policy stipulations. Each policy is described in detail on the listing after you enter your dates.

Number of Guests

Unregistered overnight guests are not permitted. Parties, receptions, or gatherings of any number of guests in addition to registered guests are not permitted without the written consent of an authorized representative of SF Shannon.

Quiet Hours

You have neighbors! All residents of SF Shannon-managed apartment buildings are asked to maintain “quiet hours” between 10 PM and 8 AM daily. This means that no one should be able to hear noise emanating from your apartment between those hours.

If you find your peace and quiet disturbed during those hours, please contact us immediately at 314-367-1106, and then call the after-hours number listed on the message.

Your apartment is in a historic building. We do our best to care for these beautiful historic properties. Sometimes this includes renovation work in nearby apartments. This work may generate noise. We will do our best to notify you of any renovation work happening in the building. If renovation work or repairs are happening, SF Shannon’s contractors and employees start no earlier than 8 AM, and typically finish by 5 PM.

If You Lock Yourself Out

Your SF Shannon apartment – even if it has keyless entry – is in a building with a locked front door. Keep your key(s) with you when you are out and about!

Should you lock yourself out, call us at 314-367-1106. If your call goes to voice mail, call the emergency number on the recording.

SF Shannon publicly posts a let-in fee for all residents and guests who lock themselves out. The fee is based on the hour in which you call. It is payable in full to the SF Shannon employee or authorized representative who lets you back in to the building/apartment. The let-in fee can be billed to your credit card on file; SF Shannon will reimburse the person who let you in.

The let-in fee schedule is as follows:

  • $25 on weekdays between the hours of 7 AM and 7 PM
  • $50 between 7 PM and 10 PM all days of the week
  • $50 on Saturdays and Sundays between the hours of 7 AM and 10 PM
  • $250 between 10 PM and 7 AM all days of the week

Linens & Towels

Towels, sheets, pillows and blankets are not meant for outside use.

Pets

While we all love them, pets are not allowed in any SF Shannon Vacation Rental apartment.

Smoking

Smoking is not allowed in any SF Shannon apartment, guest accommodation, or anywhere else on the premises of any apartment buildings. If there is any tobacco smell or evidence of tobacco use after your departure, you will be charged a cleaning fee. The “excessive cleaning” fee is $40 per hour.

SF Shannon’s no-smoking policy has been in place since 2008. The company is a heckuva lot older than that. Some year-round residents have been with SF Shannon for many decades. If these residents are smokers, we have not and will not ask them to move, provided they do not smoke in their apartments or anywhere else in the building or on the premises. Violators of this policy are kindly asked to move. 

Oil lamps and incense are not permitted due to their long-lasting odor. If these policies are violated, you understand that there may be a charge for excessive cleaning.

Plumbing

These are historic buildings. Please (please, please!) do not put anything but water and soap down the drains.

Right of Entry

This rarely happens, but when it does: Guest(s) agree that SF Shannon reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, or make emergency repairs that can’t wait until guest(s) check out.

Security & Safety Risks

When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. SF Shannon does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard except citronella candles in buckets outside, or supplied emergency candles in case of power outage.

Parking: Violations & Precautions

SF Shannon is not responsible for any parking citations received resulting from failure to adhere to posted signs, parking illegally, or failure to pay for a meter.

SF Shannon cannot guarantee the security and safety of any personal possessions left in your vehicle, or the safety and security of the vehicle itself. In every U.S. city, car break-ins can be a problem. Minimize the risk by leaving no possessions inside your vehicle. If you must leave possessions in your vehicle, leave nothing whatsoever exposed to view.

Apartment Change Requests

Each SF Shannon apartment is unique. Should you be in an existing SF Shannon apartment and desire to extend your reservation at another SF Shannon apartment, the following provisions are designed to ensure your happiness:

  • Review each listing carefully. On the SF Shannon website you will find video walkthroughs of every apartment. If you’re in St. Louis, walk around the “new” neighborhood, to ensure you will be happy living there.
  • If you still want to move to another SF Shannon apartment: We will cancel your existing reservation in accordance with the cancellation policy listed above. You are welcome to reserve the apartment to which you are moving.
  • If you move from one SF Shannon apartment to another SF Shannon apartment, and then decide that you are not happy with the new apartment: Your reservation is subject to the cancellation policy described above.

Indemnification & Hold Harmless

While SF Shannon strives to maintain its vacation rental properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk.

SF Shannon and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation rental properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents.

SF Shannon and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify SF Shannon and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.
